One month’s rent as a security deposit plus the first month’s rent. Some of the renovated studios also have a $75 deposit for the HVAC remote control. There is also a $30 fee for the upstairs directory sign.
Water and electricity are included in the rent for most studios. Gas, where available, is separately metered.
Yes with approval, however the lease needs to be in the name of one person & no subletting is possible.
We want your space to fit your needs, but we need to approve any changes or improvements before they are made.

No. Riverview Station is a smoke-free building. You may smoke downstairs, outside, away from open doors.
Yes. Riverview Station is a pet friendly building. However, your dog must be on a leash. Your dog will lose the privilege of coming to Riverview Station if he/she disturbs other tenants. We expect you to pick up your dog’s waste.
There is one building dumpster for tenants of Riverview Station that gets picked up two times a week. You may be required to have your own dumpster if your business generates lots of trash.

Besides fire exits & lighted fire exit signs, the building is sprinklered. This includes all the occupied spaces, as well as the common areas. There are fire extinguishers in all the common areas, and we encourage every tenant to have at least one fire extinguisher in their studio.
We use a separate facility management group that is highly responsive to tenant needs and problems.
No, it’s not required, but it is preferred. Each tenant maintains their own open studio hours; some are by appointment or drop-in only, and others have regular posted hours.
